Nedbank takes a risk and finances Vivedend acquisition

A Johannesburg Stock Exchange listed company, Vivedend Income Fund, has been financed with R790 million property acquisition by Nedbank Corporate Finance.
R500 million of the R790 million was used to finance Vivedend for the Vusani acquisition. Vivedend has been doing a phenomenal job in a way that they managed to move from one to nine more properties valued at R515 million. This will further see Vivedend’s portfolio reaching R1 327 million worth of 19 properties, thus increasing the gross rentable area of 187 143 square metres.

Over the past few months South African property news have repeatedly mentioned that the property market is under pressure. However, there seems to be some positive movements with regards to first time buyers.
According to the new oobarometer price index published by ooba, the average property purchase price declined by 1.1% to R823 476 in October this year, down from R832 705 a year earlier.
In contrast, the average purchase price first-time buyers paid for a property increased by 4.1% to R625 483 in the same month.

Here is a bit of good South African property news – the rental market remains stable.
The number of South African tenants in good standing increased slightly in the third quarter of this year, however tenants at the lower end of the market (rental category below R3000 per month) seem to be under pressure.
